Overview
Ample Cozy Homes is a small residential community planned for Pokhara Lekhnath, in the eastern part of Pokhara. It brings together 11 homes built to a shared design standard, on a site with its own road layout and planned utilities.
The idea is simple: an isolated house on an isolated plot gives the owner no control over what happens around it. A planned community of 11 homes lets roads, plot boundaries, services and the look of the neighbourhood be decided once, together.
The homes are designed for two groups. The first is families who want more space and a settled, organised neighbourhood. The second is buyers, including Nepalis living abroad, who want to own a well-documented home in Pokhara for the long term.
Who owns and runs the project?
Project owner: Ample Associates, through Ample Cozy Homes To be confirmed
Legal owner of the land and the project company to be confirmed.
Location
The site is in Pokhara Lekhnath, Kaski District, approximately 6.5 km from Prithvi Chowk, one of central Pokhara's main junctions.
Lekhnath is the eastern part of Pokhara Metropolitan City: greener and quieter than the city centre, and home to Begnas and Rupa lakes.

Risks
Land ownership, plot demarcation and any encumbrances must be confirmed through official records and independent legal review before any agreement.
Municipal approvals, building permits and access-road arrangements can take longer than expected or be granted with conditions.
Material prices, labour availability and weather can raise costs and extend timelines.
Demand for larger homes in Pokhara Lekhnath may change. Resale can take time and prices can fall as well as rise.
For buyers earning in pounds or other currencies, movements against the Nepali rupee change the real cost and value.
Whether you can hold land in Nepal depends on your citizenship status. Foreign nationals face restrictions; Non-Resident Nepali rules have their own limits.
